As many of you may have read in the local newspaper, the Department of Homeland Security’s Federal Emergency Management Agency (“FEMA”) recently provided Sarasota County with the preliminary copies of the Flood Insurance Rate Map (“FIRM”). The proposed FIRM significantly expands Sarasota County’s current high-risk flood zone areas. As we have referenced in prior blog posts, these FIRM modifications come in the wake of the recent Flood Insurance legislative changes.
So what does that mean to you? If the newly established FIRM places your home in a higher-risk flood area, you may be required to pay significant increases with respect to your flood insurance premium. In fact, federal legislation demands federally regulated or insured mortgage lenders to require flood insurance on properties that are located in areas at high risk of flooding.
How can you be prepared? Sarasota County’s preliminary FIRM will not be officially adopted until the expiration of the public comment/review period. This period allows property owners to submit comments and appeals to FEMA with respect to the preliminary copies of the FIRM. Significantly, FEMA specialists will be available to talk about flood insurance, engineering, development permits and more during the following three open houses, which will be held between 4 and 7 p.m.:
